Documentation required for mortgage advice

Do NOT email any documents unless encrypted. I will send you an encrypted email upon request which you can use to send items to me.

Required for all clients


  • Identification – passport or driving licence (as long as the address is current). 


  • Proof of address – Latest paper bank statement or paper utility bill (These must be dated within the last 3 months) or original driving licence. 


  • Your latest 3 months bank statements for all personal current accounts. These will need to show your household bills and your incomes. If you download these from your bank, they MUST be in a pdf format that looks like a regular bank statement i.e. it must show your name, sort code and account number and preferably your address.

  

  • Your latest mortgage annual statement's.

  

  • Proof of your deposit if you are planning to purchase a property e.g. 3 months bank statements for the account which hold your deposit. If you are simply using the equity within your home, you can ignore this requirement.

  

  • Please obtain your credit report from either Experian.co.uk or Equifax.co.uk. They will allow you to download a report.

For self-employed sole traders, partnerships and limited company directors.

  • Latest 3 years accounts if available.


  • 3 years Tax calculations from your self-assessment system. 


  • Latest 3 years Tax Year Overviews. 


These can be obtained from your accountant or downloaded from the HMRC Self-Assessment site.

For employed clients

  • Your latest three pay slips. I will either need to see the latest original paper copies. If you receive these on line, Pdf copies are acceptable.

  

  • Latest original P60.


  • A copy of your employment contract.


Additional requirements for Buy to Let clients

  • Copies of the tenancy agreements for all of your rental properties. 


  • 3 years Tax calculations from your self-assessment system. 


  • Latest 3 years Tax Year Overviews. 


These can be obtained from your accountant or downloaded from the HMRC Self-Assessment site.
